Conveyancing Prices

We have transparent pricing for conveyancing for residential properties.

For all properties above £500,000 we charge a fixed legal fee of 0.25% of the value of the property. On all our costs we charge VAT current at 20%.

Disbursements

These are additional cost payable to third parties, such as including stamp duty, land registry fee, search costs, AML checks etc. will be paid by the client. This estimate will be affected by any difficulties that may arise during the course of the transaction and if that happens we may have to increase our charges. We will inform in advance before we incur any additional costs and provide a revised estimate. We collect these fees from you and pay the third parties to ensure a tidy process. Here is a non-exhaustive list of disbursements that may apply, there is likely to be others.

  • HM Land Registry fee: £40
  • HM Land Registry Search Fee: £3
  • Search fees: £200
  • Electronic money transfer fee: £30

Our fees vary from property to property and depend on the type of property and its value.

You should also be aware that ground rent and service charge are likely to apply throughout your ownership of the property. We confirm the ground rent and the anticipated service charge as soon as we receive this information.

Our fees are calculated according to the average time spent on a file. Currently our hourly rates are as follows:

We may quote a fixed fee based on our hourly fee earner hourly rates based on an approximation of the number of hours.

There are likely to be disbursements and expenses, these are not included in the hourly rates.
